Water on a mountain lot does not forget gravity.

Huntsville is not a flat grid. Green Mountain and Monte Sano shed water. Jones Valley sits in the collect. Hampton Cove sits east toward the Flint River with its own low spots and golf-side grades. Madison County clay still under all of it. Slope decides where your drain is allowed to end. Clay decides whether a hole in the yard is a drain or a pond.

Green Mountain

The city has a slope development ordinance because clearing and grading on the mountain changes runoff for everyone downhill. Neighbors have fought new cuts when storms dumped water into houses below. That is not a Facebook rumor. AL.com has covered stop-work after mountain runoff, and the city engineering staff treats drainage infrastructure on those slopes as the job, not a nice-to-have.

If you live on Green Mountain, a French drain that "daylights" onto the downslope lot is how you buy a lawyer. Discharge has to stay on your property until it reaches a place the city recognizes, or it has to be piped to a legal outfall. Trees and "do not disturb" patches are part of how the city tries to keep the hillside from becoming a slide of mud. We are not your slope-ordinance lawyer. We will not aim a pipe at the house below you and call it done.

Hampton Cove

East side. Golf, river, and a lot of yards that look perfect until a two-inch rain. Low lots hold water because clay under the sod does not take 55 inches a year downward. A pretty swale that was never graded to a real outfall is a decorative pond. If your lot is the bottom of a small bowl, a 20-foot sock-pipe in the middle of the bowl does nothing. You need a path out: daylight at the low corner if you own it, a storm structure if the city will accept a tie-in, or a pump. A dry well in that clay is a cistern you did not want.

Jones Valley

Between the ridges. Water from the slopes has to go somewhere. That's often here. Standing water after a storm, wet crawl, fence lines that dam flow. The city's own list of drainage complaints includes fences blocking flow, inlets clogged, and standing water. If your Jones Valley lot is the catch, we design for collection and a legal outlet, not a deeper puddle.

Monte Sano is the same physics as Green Mountain with a different zip code on the ridge. Same rule: do not dump on the downhill neighbor.

What "daylight" means on these lots

Daylight is an open end on a downhill grade you control, with erosion control so you don't cut a gully. It is not a pipe under the fence. If you do not own downhill, daylight may not exist. Then we talk pump, or Engineering, not a soak pit.
